The majority of the UK major lenders will refuse to lend against a property if their surveyor identifies Japanese knotweed at a property you are purchasing, selling or even re-mortgaging, especially if it is located within seven metres of a habitable space. This is due to the aggressive nature of the plant and potential damage it can cause to the building, consequently severely affecting the value of the property.

As a minimum, the mortgage lender will request a ‘Japanese Knotweed Management Plan’. The Japanese Knotweed Management Plan must contain:

A description of the property with an accurate record of the Japanese Knotweed infestation;

  • Any past treatments undertaken;
  • Objectives, including timescales;
  • A scaled plan with dimensions and supporting photographs ;
  • The full details of the contracting organisation and a description of the methods to be used to eradicate Japanese Knotweed and the associated risks of that method;
  • A suggested monitoring period.

Although conditions will vary from lender to lender, in practice lenders will generally want to see evidence of an initial treatment and a commitment by the owner/purchaser of the property to fund in advance the treatment programme along with a 5-10 year insurance backed guarantee.
