Japanese Knotweed Removal in Gloucester

Japanese Knotweed removal and advice by Local Chartered Surveyors and PCA members covering Gloucester and the surrounding areas.

Interesting fact about Gloucester…   The Main Basin at Gloucester was constructed as the terminus of the ship canal with an entrance from the Severn estuary at Sharpness.There was concern that the basin would not be large enough for the trade expected, and so an additional Barge Arm was constructed. In addition, the Canal Company built a warehouse at the north end of the basin. The canal was formally opened on the 26 April 1827. Local merchants were soon taking advantage of the new facilities. Importing through Gloucester cut out the former need for transshipment at Bristol, where there were high port charges. Cargoes could be transferred direct to narrow canal boats which could carry the goods up the river and through the inland canals to supply the growing industrial towns of the Midlands.

 As the only Japanese Knotweed removal company and consultancy in the UK regulated by the RICS (Royal Institution of Chartered Surveyors) and to hold full Property Care Association (PCA) accreditation (Invasive Weed Control Group), CYB Environmental are the most trusted company in the treatment, control  and removal of Japanese Knotweed.

Guarantee Promise

We are proud to provide a 5 year guarantee (free of charge) with all of our treatment programmes. A 10 year insurance backed guarantee can also be provided.

The majority of the UK major lenders will refuse to lend against a property if their surveyor identifies Japanese knotweed at a property you are purchasing, selling or even re-mortgaging, especially if it is located within seven metres of a habitable space. This is due to the aggressive nature of the plant and potential damage it can cause to the building, consequently severely affecting the value of the property.

As a minimum, the mortgage lender will request a ‘Japanese Knotweed Management Plan’. The Japanese Knotweed Management Plan must contain:

  • A description of the property with an accurate record of the Japanese Knotweed infestation;
  • Any past treatments undertaken;
  • Objectives, including timescales;
  • A scaled plan with dimensions and supporting photographs ;
  • The full details of the contracting organisation and a description of the methods to be used to eradicate Japanese Knotweed and the associated risks of that method;
  • A suggested monitoring period.

Although conditions will vary from lender to lender, in practice lenders will generally want to see evidence of an initial treatment and a commitment by the owner/purchaser of the property to fund in advance the treatment programme along with a 5-10 year insurance backed guarantee.

With Chartered Surveyors (full members of the Royal Institution of Chartered Surveyors) and Valuation Surveyors in house currently working directly for the majority of the UK major lenders, we are perfectly placed to deal and act upon their individual requirements to ensure they are able to lend against the property.
