Interesting fact about West Wimbledon… Cottenham Park is named after Charles Pepys, Lord Cottenham and although the estate was sold off for housing development, although by 1893 much of the area between Cottenham Park Road and Cambridge Road still remained largely undeveloped. Development accelerated once trams began to serve the area in 1907.The recreation ground opened in 1897 as Melbury Gardens and was the first such amenity to be provided in the locality. The majority of the UK major lenders will refuse to lend against a property if their surveyor identifies Japanese knotweed at a property you are purchasing, selling or even re-mortgaging, particularly when located within seven metres of habitable space.

Although requirements will vary from lender to lender in the UK, in practice, lenders will typically request evidence of an initial treatment and a commitment by the owner/purchaser of the property to fund in advance the treatment programme along with a 10 year insurance backed guarantee.
