Japanese Knotweed Removal in Forest Gate, E7

Japanese Knotweed removal and advice by Local Chartered Surveyors and PCA members covering Forest Gate, E7 and the surrounding areas.

Interesting fact about Forest Gate… Its name is derived from a southern gate of Epping Forest which once stretched continuously down from Epping to the main Roman Road (now Romford Road) linking Camulodunum to Londinium. The Forest Gate led into Epping Forest and was erected to prevent cattle straying from the Forest into the High Road. It was located close to the former Eagle & Child public house. It never was a toll gate and was demolished along with the keepers’ cottage in 1881.

As the only Japanese Knotweed removal company and consultancy in the UK regulated by the RICS (Royal Institution of Chartered Surveyors) and to hold full Property Care Association (PCA) accreditation (Invasive Weed Control Group), CYB Environmental are the most trusted company in the treatment, control  and removal of Japanese Knotweed.

As well as an herbicidal treatment programme and a tailored management plan to the individual site requirements, we offer an insurance backed guarantee that gives piece of mind should it ever return.

With our head office located in Deptford, London and satellite offices in Bristol and Cardiff, we are perfectly located to serve Forest Gate, E7 and the surrounding London areas.

Mortgage Issues

We have Chartered Surveyors, Valuation Surveyors and Panel Surveyors in house who currently work for the majority of the UK major lenders. As experts in this field, let us take the unwanted complication away.

Guarantee Promise

We are proud to provide a 5 year guarantee (free of charge) with all of our treatment programmes.  A 10 year insurance backed guarantee can also be provided.

The majority of the UK major lenders will refuse to lend against a property if their surveyor identifies Japanese knotweed at a property you are purchasing, selling or even re-mortgaging, especially if it is located within seven metres of a habitable space. This is due to the aggressive nature of the plant and potential damage it can cause to the building, consequently severely affecting the value of the property.

As a minimum, the mortgage lender will request a ‘Japanese Knotweed Management Plan’. The Japanese Knotweed Management Plan must contain:

  • A description of the property with an accurate record of the Japanese Knotweed infestation;
  • Any past treatments undertaken;
  • Objectives, including timescales;
  • A scaled plan with dimensions and supporting photographs ;
  • The full details of the contracting organisation and a description of the methods to be used to eradicate Japanese Knotweed and the associated risks of that method;
  • A suggested monitoring period.

Although conditions will vary from lender to lender, in practice lenders will generally want to see evidence of an initial treatment and a commitment by the owner/purchaser of the property to fund in advance the treatment programme along with a 5-10 year insurance backed guarantee.

With Chartered Surveyors (full members of the Royal Institution of Chartered Surveyors) and Valuation Surveyors in house currently working directly for the majority of the UK major lenders, we are perfectly placed to deal and act upon their individual requirements to ensure they are able to lend against the property.
